The artificial intelligence company xAI has launched a real estate push in the Colonial Hills neighborhood of Southaven, Mississippi. Company representatives are visiting residents to offer home purchases on the condition that owners drop lawsuits against the firm.
The conflict stems from constant noise generated by gas turbines used to power local data centers. Residents report a continuous roar similar to jet engines throughout the night. The company denies the allegations made in the ongoing noise pollution lawsuit.
Records indicate a goal to acquire 418 homes in the area. So far, 18 owners have accepted the offer terms. The expansion aims to house company employees, as the firm has installed three data processing units in the Southaven and Memphis area over the last two years.
The cost of acquiring these properties is considered low compared to the total investment in technology infrastructure. Local government officials are monitoring the situation as the neighborhood undergoes rapid changes due to industrial operations. xAI did not comment on specific figures regarding its purchasing strategy.
The rapid growth of AI infrastructure requires massive amounts of energy and physical space. This corporate expansion into residential areas creates uncertainty regarding real estate stability and the regulatory compliance of large-scale technology projects.
