The bank is offloading loans tied to AI infrastructure to mitigate credit risks.

ING has launched a sale process for a portfolio containing 12 loans dedicated to data centers. The total value of the operation reaches approximately $500 million and includes assets linked to the Stargate project in New Mexico.

The competitive auction covers debt stakes in companies such as Vantage Data Centers and CyrusOne. Bids must be submitted by November 19 with a minimum lot size of $10 million per participant.

Financial institutions use this business model to distribute credit risks to asset managers and insurance companies. This strategy allows banks to free up capital for new financing while transferring exposure to private investors.

The move comes at a time of concern regarding debt used to fuel the expansion of artificial intelligence. Investors are questioning the actual financial returns of these projects given the possibility of regulatory restrictions on the construction of new facilities.

Political uncertainty surrounding the tech infrastructure sector has triggered significant stock market declines recently. The market is assessing whether the ING sale is a standard balance sheet management practice or an attempt to reduce exposure before potential regulatory hurdles arise.
